But that will make the server network (eg 192.168.5.0/24) available to both R3 AND R4. The question says "only the users attached to R3 are able to access the server..." ?

I'm not happy to think about this question, but A is ok. We can announce in ospf the route to the server and in eigrp only networks from R3, then the packets from the rest of the clients from other networks will be discarded for the reason no route to respond. The question is a bit tricky!

I think A also The other options are just wrong Virtual links are to connect an area that is not connected to backbone area 0 to area 0, offset list only increases metric on EIGRP, R1 as stub in both EIGRP and OSPF will not give the result we need.

is A correct? where did you put the routemap to that only the users attached to R3 are able to access the server? I think the correct is create a virtual link

I don't think any of the answers are complete in this scenario. Problem with the virtual link is those are for area's not connected to 0, not an issue here, also, how do you get the routes from EIGRP into OSPF? Need to redistribute. However I'm not happy with A either, as that still allows other routers to access the routes from R5.

You only redistribute the server's prefix into OSPF, and only redistribute R3's prefixes into EIGRP.
